RENTAL PROPERTIES REQUIRED FOR LONG TERM

                                 Terms and conditions


The following rental terms and conditions are those that guests agree to at the time of booking .When you book a property, you are entering into a contract with the owner of the property, not our company.

We check details of all properties we advertise, but cannot be held responsible for the accuracy of any photographs nor the owner’s description.

If the property you book is managed by Owners Away, we will deal with your from start to finish, including aiming to resolve any problems that arise during your stay.

If the property is managed directly by the owner here in Spain, then the owner will be your first point of contact for any issues that arise.


Booking


The reservation of a holiday home has to be done by internet. Your booking will be confirmed and is then binding and defenit, this means in case of a cancelation you have to pay cancelations cost.


Deposit


By confirmation of the booking you will be asked to pay a 25% of the cost of the accommodation to hold the property for you. It has to be paid within the 7 days. If you want to book any extra services, such as baby equipment, additional cleaning service, welcome pack etc.

These must be paid for at the time of the booking or with the final balance of the holidays. If we haven’t received the 25% deposit after 2 weeks of the confirmation, we will cancel the booking.

The rest of the balance, 75%, must be paid at least 6 weeks before the date of arrival. If we haven’t received the balance 6 weeks op front, the booking will be canceled and the deposit will not be paid back.

If you book a holiday home and the arrival date is less than 6 weeks, you have to transfer the total cost of the accommodation after you received the confirmation. If we do not have the total balance on the day of arrival, we are allowed to deny you access to the property.


Additional Costs


The additional costs for deposit, cleaning etc. Have to be paid on the day of arrival in cash to AH Rental service.


Cancellation Charges


You can always cancel your booking or say that somebody else is coming in your place.

All cancellation has to be mate by email.

Cancellation cost will be charged to cover a loss of income for the owner, in case we cannot re-rent the property in time the cost in the following table applies:

 No compensation paid for events constituting “force majeure” eg. War, civil war,  riot, industrial 

disputes, natural or nuclear disaster.

We can cancel your booking if the owner of the property dies or in case the sell the place and the 

new owner do not want to rent the place.

We will offer you an alternative, but if you do not want this, we will transfer you the full payment 

back.


Security Deposit   


All properties require a security deposit of 300 euros, payable whit the balance of the holiday cost. This is refundable after the villa has been checked against inventory. Please report any damages or breakages to our agent. You will be required to pay for any breakages, repairs or additional cleaning required as necessaries 


Your responsibility as a tenant


Please treat the property whit care. You should leave the property in a clean and tidy condition otherwise additional cleaning cost may be incurred.

Any damages must be reported and paid for it via the security deposit. We reserve the right to vacate the property following complaints of inacceptable behavior whish may disturb others in the community. Should any items or furniture or soft furnishing become damaged, these are charged at the cost to replace the item, plus the cost of labor involved to install of replace.  So please think before you act. AH rental service is not responsible for any loss or theft of your holiday home. We cannot be held responsible for any issues that arise due to electrical power faults or local water short agate certain times of the year. We are impartial in case of a dispute between owners and tenant. We are only mediator between both of you and not responsible for wrong information from both parties.


Cleaning and Laundry


You are provided with linen and towels for use during your stay.

Beach towels are NOT provided and the towels from the property should not be used for the beach or poolside towels.

Cleaning after your stay is provided in the total cost of the rental fees, however you should need a mid-week clean, this can be arranged whit an extra cost. Any additional services must be paid on the arrival.

If this property is not left reasonably clean and tidy after you leave, there may be a charge for additional cleaning. Likewise, if throws or bedding have been stained beyond normal use (i.e.by spilling drinks ect.) then there will be extra charges for cleaning cost.


Entry times


The property is available from 4pm. On the day of arrival and must vacated by 10 am on the day of departure keys must be handed over upon exit inspection.   


Occupancy


The party size must not exceed the maximum occupancy of the property.


Complaints


The tenants have to come to AH rental service in case of complaints or problems.

We will try to solve the complaints/problem within the reason.

The tenant have to give us the opportunity to search for a solution for complain/problem.

If you leave the property before departure date and without consulting us or the owner, indemnifies both parties from complain/problem, there will be no refund of money possible. If you booked the property directly from the owner, you have to turn to him in case of a problem or complaints
