We are a new and dynamic rental company and looking for owners who want to let         their home to obtain some extra income. Whether you are looking for short term or        long term rentals, we do both. We offer standard packages, but those can be            changed until they comply to your requirements.                                                       Read more about these packages on property management.

If you want us to manage your short term lettings, we can control all administrative aspects involved and save you time and effort required to manage your property. For all rental bookings via AH Rental Service we will:

  • Respond to all enquiries
  • Confirming bookings and draw up a contract with the terms and conditions in English and Spanish.
  • Hold the deposit
  • Collect and transfer the rent into your Spanish bank account
  • We will e-mail  the clients a meeting point and guide them to your home
  • Should you wish, we will make an information folder for your guests, specific for your property, with information about the property itself, the surrounding area, and relevant tourist information.
  • We will act as first point of contact for your guests in the event of a problem, during normal business hours from 10h to 17h. Outside these hours, we would respectfully remind owners and guests, that we only should be contacted in case of emergency.
  • Owners must provide us with a complete inventory of the property, or we can do it for you for a small fee.

Please note that the availability of the house should ALWAYS be confirmed by the owner before booking can be completed. The charge for this service is 13% of the rental income, plus IVA.

Long term rentals.........

For long term rental properties we will:

  • Show prospective clients around your property.
  • Should a rental be agreed, we will provide the legal rental agreement in Spanish and English
  • We will hold the deposit in an independent bank account
  • Owners of furnished properties must give us a full inventory, or we can prepare this for you for a small fee.
  • We will collect rent from the tenant an dput this into your Spanish bank account
  • At the end of the rental period, we will check the property for damage and against the inventory before returning the bond.

The charge for this service is 13% of the agreed monthly rent, plus IVA.

If you are going to let your property, there are some basic things that we need you from you. Here is a list of your responsibilities as the property owner.

We need:

  • At least 2 copies of all keys
  • Properties has to be furnished to a good standard. Please ask if you are not sure
  • An up-to-date inventory of your property and all contents. We can prepare this for you for a small charge.
  • Bedlinen of the correct sizes and quantities, and of good quality. At least we want two sets of bedlinen for each bed
  • Sufficient towels and teatowels for the occupancy of your property. At least two per person
  • Written authorisation if you want us to allow tradesmen or contractors  to access your home
  • Be available to confirm booking requests for your property, and respond within a reasonable time, ideally 24 hours
  • A copy of your NIE and a valid escritura document and also home insurance documents , showing that you are covered to let the property, and have cover for public liability and theft .
  • A smoke or gas alarm is advisable
  • A First Aid box
  • A fire extinguisher and fire blanket are recommended

For putting your property on the internet, we need:

  • Minimum of 8 and a maximum of 15 pictures of your property
  • A description of your property
  • Weekly rental price for low, mid and high seasons
  • Monthly rental price in case of long term lets

You are obliged to take our cleaning service if we rent your property. In this case we are sure that the property is meeting our high cleaning standards and we are sure that the guests arrive in a clean house. The clients that rents the house is paying for this.
